Prospect-Belvedere  is a charitable organization providing affordable housing since 1973 for independent seniors, men and women, with financial, medical and emotional problems.  We have an in-house manager supporting residents five half-days per week and overnight in-house supervision every day of the year. Our thirty -one rooms are all occupied, and many residents have been with us for years.  Rental fees are currently (2026) $375 per month; these fees cover about 75% of our usual operating expenses.  Capital expenditures (those greater than $5,000 one-time expenditures) are in addition to usual operating expenditures.  

In the summer of 2024 we received a formal, 100 page, building condition assessment for the residence.  Over 100 recommendations for maintenance and repairs for the current and coming five years were proposed, with anticipated costs of over $160,000 in that time period.

Grants and donations from foundations and individuals cover costs not met through rental income. The Corporation functions without governmental financial assistance although in 2009 and again in 2025m we received grants  from the City of Westmount.  Additional support comes from volunteer activities; these include the painting of rooms by the Rotary Club of Westmount and other volunteers and gardening maintenance support.  Public Health services have been supportive throughout COVID, including offering vaccinations at the residence throughout COVID, and up to the present.
